Do I need a permit?
Permits are required for:
- New Buildings
- Fences
- Retaining and Decorative Walls
- All accessory structures, such as: Sheds, detached garages, gazebo's, cabana's, greenhouses, etc.
- Decks
- Patios
- Inground and Above Ground Swimming Pools
- Building Additions
- Mechanical Systems
- All Plumbing work
- Interior and Exterior Alterations, replacement or repairs. (Check first with the Township to verify if a permit is required.
- Grading and Storm Drainage
- Underground and Aboveground Storage Tank Removal or Installation
- Signs
- Replacement of sidewalks, curbs and driveway aprons, within the right of way, as well as street openings
- Fire Alarms
- Fire Sprinklers
Does the Township license contractors?
The Township does not license contractors and cannot make recommendations to residents.
The Township does however, register plumbers. All plumbing work requires a permit and must be done by a licensed master plumber.
Does the Township issue electrical permits?
The Township does not inspect or issue electrical permits. Electrical plan review and inspections shall be perforemed by a PA UCC certified third party agency.
What is the Township building code?
The current National and local codes adopted by Lower Moreland Township are:

- 2006 International Plumbing Code
- 2006 International Fire Code
- 2006 International Property Maintenance Code
- 2006 International Energy Construction Code
What is the turn around time for permits?
The turn around time for most permits is 7 - 15 business days dependant upon the complexity of the plan.
Do I need a survey?
A survey is a requirement for most permits. Check first with the Township to see what type of survey is needed for your project. The Township does not survey properties.
Do I need architectural or engineer stamped plans?
Architectural or engineer stamped plans are required for all building additions.
Does the Township issue Certificates of Occupancy?
The Township does issue a Certificate of Occupancy for new construction only. The Township does not issue Certificates of Occupancy for residential or commercial resale.
The storage of dumpsters, material piles or related items is strictly prohibited in the street or any area of the public right of way and will result in enforcement action.
